I am new
here. I see that Jorge Giraldez is promoting nicaraguan real estate here but mostly he promotes himself.
I think that nobody has the the right to despreciate him as a person or businesman but I would like you to visit Nicaliving site and analyse his activity there before you decide to do any ventures with him. So far he did not answer Pamela L. of Jinotepe acusation of him stealing money she trusted him. Please for your good sake read the posts on Nicaliving before you decide to talk to Jorge Giraldez

Peter, I agree with you
And that's EXACTLY why I haven't gone back to that site (as others have begged me to do, under another name) and added my own views. I REFUSE to write my opinions in a site that is so unfairly moderated and censored, and allow others to control my voice. I can post here without that, and I know the idiot faction there will follow my every word and read it anyway, without it being removed. And I thank you for that!
I would no more grace my presence at that site or sign on as me or anyone else than I would purchase tickets to see a lynching. There is a certain set of ethics I hold myself to, which drives my life. One thing my mother taught me is this: He who lies down in feces wakes up with flies. That is the reason I would not sully myself by posting there. In my life, I have never accepted trash to invade my home, nor will I now.
Having said that, I do feel there a few decent people there who probably don't get caught up in the negative posts, but are so blind that they think it is a valid resource for information on Nicaragua. To me, it is a Hispanic-hating site, where gringos go to make calloused comments about their shallow experiences with Nicaraguan culture. I recognized that from the beginning and that might have been why I laughed at Phil Hughes in my first few posts, when he claimed to be a "Nica." And later, in my blog about how sick I was of gringo perceptions of Latin men. And I stand by my opinions, because they demonstrated my points each time they responded. Of course, they turned it into a bunch of rhetoric claiming I am anything from a hater of white people to a wannabe Nica too, which was amusing since I'm both Argentine by descent and white by race. But that's what people do when you call their bluff.
I only wish I could have played Poker with those fools. I could have made a killing! The collective IQ of the members of that site isn't remarkable. ROFL
i disagree
As I'm sure you know already, these are facts about nicaliving:
1. posts are censored, and users are deleted, based on the economic and "political" interests of the owner
2. personal attacks even the the point of libel are condoned by the owner
Bellene, you may believe that you can contribute to that site, without contributing to economic and political project of the owner, but I disagree. For me, anyone who supports that site by contributing to it is to some (lesser) extent guilty by complacency and contribution to a questionable cause. I would say the same thing of anyone who owned stock or bonds in a weapons manufacturer who sent arms to a dubious war. Chamorro recently quit broadcasting his show because he refused to be a part of Daniel Ortega's media farce (http://www.nicatimes.net/nicaarchive/2010_01/0129101.htm) . Any person who pays attention to nicaliving and doesn't do the same (call them on it, or quit contributing) is contributing to the censorship, violations of copyright, and condoning of personal attacks of the owner.
There are many alternative sites out there, this being one. I'm glad to have you here and hope this site can be a resource for you and others to share information to make sense of living in Nicaragua and all of Central America.
ballene...not the entire site
...just the moderator and his back up barkers. There actually ARE some lovely people there. The ones who sent me the dirt on Phil Hughes and Kelly Ann Thomas, after they read their comments about me, not to mention "el borracho." I think the world has seen what a cesspool the site, Nica Living is. And it is OBVIOUS, even to a self declared socialist like me, that Phil Hughes is nothing but a mouth piece for the Sandinistas who he's paying protection money to, for his capitalist ventures in Nicaragua. He spits more cliched ideas and rhetoric there than Raul Castro, and THAT is saying a great deal from one who believes in the core ideas of socialism: things like humanitarian efforts, medical care for all, education for young girls who need it to defend themselves against capitalist pedophiles, and efforts to develop and the removal of "every man for himself," that capitalism brings to a society. But even I can see that Phil Hughes demonstrates as a raging nut case. For God's sake, even bonafide socialists don't follow every single idea within the ideology. Only a propagandist does that!
Our problems have found resolution and I will be making an announcement soon. I toasted last night to the resolution, not in "el borracho's" style (where I ruin my life's dreams sucking down so much booze that I kill a thousand brain cells per fluid ounce) but in a happy, normal way when one pops the cork and sends a parade of balloons to the air.
I think the list of people who have emailed me and told me about the more vocal members of Nica Living realize that site is hilarious. But, in reality, it is sad to me that it does give socialism a bad name. Because it boosts capitalism in a way by making all socialists look like Phil, and we are not. Most of us are simply humanitarians with a world consciousness, not pedophiles and propagandists for the ideology.
I wouldn't take anything that site announces seriously. Most people, even those at TRN who hated me, think that site was made for humor.
look
La Foca, I have watched your arguments with Nicaliving members and I can understand your bitter opinion about that site. You were not the first one and surely not the last. Peter could tell you enough stories about Nicaliving . Enough to wite a book but you cannot condemn all of its members because few cadre dudes from there gave you hard time and spilled some crap on you. I wish you all the luck with your problems saludos
Hi Peter
If you want to find out some stuff about Jorge you can try to check Therealnicaragua.com I have seen some opinions about him and his way of doing business and of course the famous Nicaliving. I know that you are not crazy about Nicaliving and I very well know why but I personally met Pamela L. from Jinotepe and some of her mutual friends who know Jorge and I have no reason to not to belive them. He seems to be a kind of cone artist and too many people seem to confirm this fact. If he offers any legit information it is usually presented in a way tat it will set his foot to maximize his potential benefits. I personally met Huehuete Bob that he claims he was his big time friend. I strongly doubt that this was the truth. He is marketing the house that used to be Bobs house in Huehuete and claims that he built it and is buildin many more of them.Infact the house ws built solely by Bob and Jorge did not have anything to do with it.The cost of construcionn of this house according to Bob was some $100.000 including the price of the lot. Jorge is marketing it for only $150.000 ,some 28% lower than any cheapest nicaraguan contractor - that what Jorge says. He is full of crap. Beaware of him. I think that sooner or later he will end up where he belongs to I never met him personally but again.-too many people have the same opinion about him - that includes one fisherman from Casares and this guy is not a member of Nicaliving. Saludos
where is george?
maybe if I can get the email notifications working again on this site, Jorge will reappear and chat with us about our questions.
Trusting anyone at NL
GAWD, I wouldn't trust those people on Nica Living with my trash, much less with a real estate deal. I don't know Jorge or anything of his real estate deals, but in my experience in purchasing real estate in Latin America, I have never sought the "expertise" of an American or Canadian real estate salesman, or any ex-pat. ( And I'm not sure if Jorge is one, or not).
My reasons lie in the fact that Americans or Canadians who come to Latin American countries have to pay off the government to do business, thus escalating the prices to a level that is far beyond the normal prices. This is also why I never purchase in North American enclaves. The prices factor in the negotiations these people have with foreign governments. MUCH wiser to seek a local qualified professional, who has a good track record of real estate sales to ex-pats. And barring that, I would seek a qualified legal expert to help write my contract and make a deal with the seller.
I'm of the fiber that anything that has the name "Bienes Raices" on it is not something I want to make an offer on. Why? Because the prices are always higher. Word of mouth can be a better way of doing business, even if you have to pay someone to refer you and translate before you take the contract to a trusted attorney (If you don't speak Spanish). For my Central American husband and me, the words "Bienes Raices" means high prices that you may or may not recover, and overpriced real estate.
The best defense is to learn Spanish or have a close friend from Nicaragua help you find a property. And if this pisses off the "Bienes Raices" crowd of Nica Living, then they need to explain why. Because they know its true.
welcome
Hi ballene, I've corresponded with Jorge for years but never met him. Have you met him? IMHO -- He does seem to be a character, and willing to share some information, and for that I respect him. He seems to either be naive or deceptive about the Nicaraguan business climate, though, and so I am sure I wouldn't entrust my life savings to him and think I don't respect that aspect of his character. I don't know what I would consider more dangerous though, trusting him or trusting Nicaliving. Probably the reason it appears he has not answered questions there is because his posts have been deleted by the Censors who mismanage that site for their own egomaniacal and financial reasons. If I ever wanted to buy real estate in Nicaragua - which I doubt I'd ever want to do again - I would be willing to buy from Jorge (he'd of course earn a commission from the seller) or anyone else. Anyone who goes to Nicaragua and tries to do any transaction there needs to know that 1) they can't trust anyone 2) there will always be an intermediary, even if the buyer isn't aware of it; 3) if you don't know the correct price -- which is extremely difficult to find out -- you'll end up paying way more than the correct price, which will result in a huge commission for the intermediary (and which the seller will only agree to because they are also being overpaid even after the commission). If you aren't willing to deal with dishonest people, avoid Nicaragua entirely. Trying to think Jorge is worse than other Nicaraguan intermediaries is not likely to help anyone understand the actual cultural and business context there.
